RPSP Beach Front Limited Partnership (a partnership between Reliance Properties and Seacliff Properties) is making application for a concurrent OCP Amendment and Re-zoning to make minor modifications to the existing CD30 Zone Map that is currently embedded in the CD30 Zone and the Royal Beach Sub-Area Plan. The original zoning boundaries were established based on a conceptual road design in 2019 that was never proven out. After a year of more detailed investigations and planning, the owners together with their consultant team, have designed a new road layout that responds to the challenges of the site and improves the overall flow of the development.
The first figure below shows the revised new boundaries while the second figure reflects the existing plan referenced in the CD30 zone and the Sub-Area Plan which is being replaced. The changes are relatively minor and do not impact the overall vision and intent of the project. No additional density is being requested.
